If the heat gets you, relax in the air-conditioned splendor of the Home, and the family room with its gigantic, ceiling hung 55” 4K Smart T.V. screen with the Home Theater surround sound, better than a cinema, while chilling-out under our unique amazing Chinese cooling fans. If you have the energy how about a game of Air Hockey, Pool, or darts, or the PS2 Box games console in the “ Sopranos” Bada Bing Themed Games Room, and if the kids are beating you, send them upstairs, while you feign an injury and get yourself a Rolling-Ball Back-rub on one of our two Robotic Massage Chairs. If that doesn’t do the trick, why not try your luck at Fishing on the Lake, with one of our Fishing Rods.
When it’s time for bed the comforting continues, with our sumptuous King pillow-top mattresses in the three masters and the Queen, believe me you just won’t want to get out of these things, and why should you, especially with TV/DVD/VCR 27" & 37” LCD combos in the masters, and 20" TV/DVD combos in all other bedrooms, with over 200 hundred Cable channels, including Fox Sports and the Golf Channel and HBO, we even have a Huge stereo sound system to pipe music to every room on the ground floor including the lanai and pool deck, part of vacation home living is the absence of people knocking on your door hassling you to make up the room, so you can stay there as long as you like, after all this is your home for now. And it has everything you would expect it to have and more; fully equipped kitchen, laundry-room, and towels, do not bring anything but your clothes. Any problems, there is a management company on call to help you.

Amazing villa to go with a amazing holiday I've stayed in Formosa Gardens many times before. It's a brilliant gated community and on the door step to most activities you'll likely be interested in; such as Disney, Universal, Sea World, Malls etc. This is a brilliant Villa, overlooking a lake both at front and back. The view from the pool is breathtaking, the pool and jacuzzi brilliant and you'll be able to enjoy the sun all day. The living room, kitchen and bedrooms are lovely. The interior is extremely spacious. The home Audio Visual setup is great. There are ceiling speakers in all rooms including the pool area, allowing you to plug in your iPhone or PC and enjoy music throughout the villa. We have just returned from spending two weeks in October at the Water’s Edge ,a very large ,spacious villa set in a beautiful location.We were a party of thirteen and there was more than enough room for everyone , with more bedroom space to spare.The villa itself is set in a stunning location at the edge of the lake , facing South so the pool area gets the sun all day.It is located only a very short drive from Disney and there are plenty of restaraunts and shops at the end of the road from Formosa Gardens.The highlight for us was the large pool and deck area with hot tub ,this has beautiful views over the lake and gets the sun all day ,we could have easily spent the two weeks out there !!!

It is safe as the complex is security gated. The villa has 4 king/doubles and 3 twins/ family beds all with en-suites making it ideal for families. The villa was so big we only used the ground floor. Pool and hot tub EXCELLENT, make sure you pay for it to be heated if in winter months- well worth it!! Within mins are shops for everyday things and quality eateries. Disney is the nearest set of theme parks literally 10-20 mins depending on traffic. 5 of 5 starsReviewed 27 March 2015 for a stay in February 2015 When my brother and I decided we wanted to take our kids and grandkids on a family vacation to Florida and Disneyworld, we started searching on the Internet for a house to rent that would accommodate all 17 of us. The house that we found of Alan's in Formosa Gardens Estate fit the bill perfectly. We couldn't have been more pleased. The home was well-kept and clean. When we arrived, the hot tub and pool heater were not working, and the Property Manaagement company was called and responded immediately. We even managed to catch a fish in the stocked pond! We would definitely rent this house again, and highly recommend it to anyone looking for a large rental home in a great location, close to everything. Also, you made the trip more than we thought it could be for the kids, cant thank you enough. Lesson learned from alan Godfrey this year was that you cant beat a family vacation with everyone under one roof and a private pool. You were more than patient walking me thru the steps to renting online, more than fair and in fact went overboard when helping me correct a mistake i made, and as much as Universal Studios made the trip fun for the kids, the icing on the cake was your home. My prayer was that we didnt do anything in our stay to disrespect you, Mrs. Joye, your home or the neighbors.
