Cancellation & Refund Policy

To secure the booking, a partial payment of 50% of grand total of the quote is due within 5 days of guest confirmation of intention to book. The Balance [plus a refundable damage deposit of $300.00], must be fully settled 45 days prior to arrival, or if that date is already passed, then within 30 days of guest confirmation of intention to book. A cancellation request made up to 45 days of your arrival date will result in an 80% refund of your total deposit (deposit constituting 50% of the total rent due) and the remaining 20% will be retained by BVI Sotheby's International Realty.
For cancellations within 45 days of your arrival 100% of the deposit or rental (whichever has been received) is forfeited. Should you have to cancel your reservation for any reason, we will make every effort to rebook the villa to another guest and 80% of your rental fee will be returned to you for the nights re-booked. In some cases, at the owner's discretion you may allowed to rebook the villa at a later date without penalty to you.
All changes must be submitted in writing. No-shows, late arrivals, a reduction in number of guests within 45 days of your arrival, and early departures are non-refundable. Refunds may not be granted unless there is a serious issue which cannot be resolved within 24 hours.
Damage deposits are fully refundable within 45 to 60 days of guests’ departure, providing there is no damage, breakage, missing items, no additional cleaning for villas left abnormally dirty, long distance calls charged to the villas telephone and no other outstanding charges. All damage and breakages must be reported to agent by end of rental and costs for damage, breakage missing items, additional cleaning, excessive utilities, where there is no damage deposit will be listed and charged to guests’ credit card. All normal utilities (except for long-distance phone calls or careless of extremely excessive use of your villa’s water supply) are included in your rental price.

Hibiscus villa has garden scenes within the beautiful Long Bay Estate in the British Virgin Islands. It has a spectacular vista over Long Bay Beach, its mile-long sandy shoreline just beckons you. The view takes in the neighbouring islands of Jost Van Dyke, Sandy Cay, Green Cay and is just a couple of minutes’ walk to Long Bay Beach. Hibiscus is part of a group of villas that form part of the Long Bay Estate and its beautiful meandering colourful gardens. New dip pool added in 2019.

This 2 bedroom villa is set over 2 levels and has been newly refurbished for 2015, with luxury rattan furnishings for you to appreciate and unwind in. Throughout the villa you will see gorgeous tropical colours which blend well with the fabulous picture perfect views. One of the best places in the villa, is the lovely outside alfresco dining area, set in tropical gardens to relax in during your vacation. A great place to enjoy a family BBQ, watch the lights come up in Long Bay Village or perhaps take a sip of a Rum Punch or two!

The bedrooms are fully air-conditioned with their own private balconies, closet areas and spacious bathrooms. Hibiscus is interconnected by a central stair case, each floor has its own internal private and lockable entrance.

The Penthouse has views over the gardens and out to Long Bay Beach. With a king size bed giving you plenty of room to spread out, rest and listen to the sounds of the tranquil ocean. There is seating areas either inside or out on the private balcony. Within the bedroom suite there is a well-designed high vaulted ceiling which creates a superb space! The outdoor balcony has a table and chairs for you to enjoy a cocktail, light supper or just watch the sun go down with someone special.

The main deck features a kitchen, outdoor dining area, with BBQ. This level is open plan, you can enjoy cooking, socialising with family or friends. There is a large set of sliding doors which opens out onto the deck, so, sit back and dine or simply take in the view! Parking is right next to the villa, no long walks with your luggage or shopping!

Long Bay Beach is just a hop skip and jump away with its wonderful views and pure white sandy beach for you to enjoy. Pelicans fish all day long, why not watch them for an hour or so! The mile long beach is a great place to walk, sit, read a book or just chill out under a palm tree!

Tortola has many excellent restaurants dotted around the island and there are 2 within walking distance of Hibiscus. On Tortola you can sail, scuba dive, take a variety of day trips either by boat or ferry to other British Virgin Islands. Surfing is awesome at Apple Bay Beach and fantastic snorkeling can be found at Smuggler’s Cove, which is in the next bay.
